EPDM Roofing Cost: What You're Really Paying For

EPDM rubber roofing is often quoted as a budget option. Here's what drives the cost, where it suits, how long it lasts, and how it compares with overlaying your existing roof.

What drives the cost of an EPDM roof

    • Strip-out of the existing covering and waste disposal, because EPDM is not normally laid over old felt or asphalt
    • Deck replacement where boards are damaged or saturated
    • Insulation upgrades if converting to a warm roof
    • Edge trims, upstands, outlets and penetrations, each needing separate detailing
    • Access, scaffolding and roof size

    Suitability and lifetime

EPDM works well on simple, open roofs with few penetrations. It relies on adhesives and taped seams at every lap and detail, and those joints are where most EPDM roofs fail first, especially around outlets, upstands and complex corners.

Lifespan depends heavily on installation quality and detailing. A poorly bonded seam can leak within a few years, while a well-installed roof on a simple deck lasts much longer.

    EPDM vs a cold-liquid overlay

The biggest weakness of EPDM is that its waterproofing depends on adhesive seams, glued edges and dressed upstands. Our Ultraflex liquid waterproofing system is applied as a wet resin that cures into one continuous, fully bonded membrane, so there are no seams, laps or glued joints anywhere on the roof. That removes the exact points where EPDM roofs fail first.

Because the liquid is applied around the actual shape of your roof, it wraps pipes, rooflights, upstands and outlets in the same layer as the field, so every detail is as watertight as the middle of the roof. EPDM needs a separate cut, collar or preformed corner bonded into place at each of those details, and each one is a future repair risk.

It also overlays most existing coverings, so the strip-out and skip costs that make up a large share of an EPDM quote are usually avoided, often saving up to 50% against a like-for-like EPDM replacement.

We'll always tell you if EPDM or another system is the better fit for your roof. Your estimate is based on your roof, not a standard rate.

EPDM vs Ultraflex liquid waterproofing at a glance

Both are rubber or resin-based flat roof systems, but how they achieve waterproofing is fundamentally different, and that's what decides how they age.
