    Flat roofing questions we get asked most

    Straight answers to the questions homeowners, managing agents and facilities teams ask us before commissioning flat roofing work.

    What waterproofing system do you use?

    We work almost exclusively with the Ultraflex cold liquid-applied waterproofing system. The membrane is applied wet with a reinforcement fleece embedded in it and cures into one continuous, fully bonded layer. There are no seams, no laps and no mechanical fixings through the waterproofing, which removes the points at which felt, EPDM, single ply and asphalt roofs almost always fail first. It cures rapidly, is rainproof in as little as thirty minutes, and can be applied in temperatures down to freezing, so work stays on programme through the British winter.

    Why do flat roofs usually fail?

    Most flat roofs fail at the joints, laps, upstands, edges and fixings rather than in the middle of an intact sheet. Torch-on felt splits along its laps and blisters where moisture is trapped beneath it. Mastic asphalt hardens and develops alligator cracking with age, then softens and slumps in hot weather. EPDM rubber is a sound material let down by the adhesive at its seams and edges, and it shrinks as it ages. GRP fibreglass is rigid, so hairline cracks appear when the deck beneath it moves. Single ply membranes are thin enough to be punctured, and their welded seams depend on temperature and speed being exactly right. A seamless, fully bonded membrane is designed to remove each of these failure points.

    Do you use flame or hot works on site?

    No. Our system is cold applied and low odour from start to finish, so there is no open flame, no hot works permit and no fire watch required. That makes it practical on occupied homes, schools, hospitals and offices where the building has to carry on beneath the work. On larger roofs we phase the installation so each section is left fully watertight at the end of every working day.

    Do you carry out surveys and planned maintenance?

    Not every roof needs replacing. A proper survey establishes whether the covering has years of service left, where water is actually entering and how far it has spread through the insulation. It often ends with a recommendation to clear the outlets and attend to a few details rather than spend on a new roof. Where a repair is the right answer, we diagnose the cause before touching the materials, because a patch applied over the visible symptom typically fails again within a season or two. We also provide condition reporting, service charge evidence and pre-purchase due diligence for managing agents and facilities teams.

    How much does a new flat roof cost in London?

    Cost depends on the area of the roof, how many details it has, how the roof is accessed, whether insulation needs upgrading and what finish you want. As a rough guide, overlaying a sound existing roof is typically around half the cost of a full strip-and-replace.     How long does a flat roof last?

    A traditional felt roof commonly gives ten to twenty years, mastic asphalt twenty to thirty if it is maintained, and EPDM, single ply and GRP roughly twenty years when correctly installed. In practice most flat roofs fail long before the covering itself wears out, because the seams, laps, upstands and detailing give way first.     Can you waterproof over my existing flat roof?

    In most cases yes. The system bonds to felt, bitumen, mastic asphalt, GRP fibreglass, EPDM rubber, single ply, concrete and timber once the surface has been cleaned, made good and correctly primed. The condition of the insulation and deck decides it: if they are dry and sound, an overlay is the cheaper and far less disruptive route. If water has already saturated the build-up, those areas need cutting out first and we will price that openly.

    Why does my flat roof leak in one place but show damp somewhere else?

    Water enters at a defect, then runs along the top of the deck or through the insulation until it meets a joist, a pipe or a change of level and drops through there. On loose-laid or mechanically fixed roofs the entry point can be several metres from the stain on your ceiling. This is why we survey the whole roof rather than only the area above the damp, and why patch repairs applied to the visible symptom so often fail.

    How quickly can you deal with an emergency leak?

    For water actively entering an occupied building we prioritise attendance and can normally carry out a temporary weatherproofing visit to stop it quickly, then survey the roof properly and agree a permanent repair once it has dried out.

    Do you work on commercial and public buildings as well as houses?

    Yes. Alongside extensions, dormers, garages, balconies and terraces, we work on schools, hospitals, offices, retail units, apartment blocks and high-rise commercial roofs. Because the system is cold applied with no flame, no hot works permit and no strip-out, buildings can stay occupied and in use throughout the work.

    Which areas do you cover?

    We work across Greater London and out into Hertfordshire, Essex, Surrey, Kent, Berkshire and Buckinghamshire, and we take on larger commercial projects further afield across England.

    Do you need scaffolding?

    It depends on the height, the access and the safety requirements of the particular roof. Many single-storey extension and garage roofs can be reached safely with a tower or ladder access, while higher roofs, parapet work and anything on a public frontage usually needs scaffolding or an edge protection system. We confirm what is required, and what it costs, in the quotation rather than adding it later.

    Will a new flat roof improve the insulation of the room below?

    It can, and where the roof sits over a heated space Building Regulations require the finished build-up to meet a set thermal standard. If we are rebuilding the deck or replacing wet insulation we specify the correct thickness of rigid board to meet it. On a straightforward overlay of a sound, dry roof the existing insulation is retained, so we will tell you what it is currently achieving and whether upgrading it is worth the additional cost.

    How do I maintain a flat roof once it is finished?

    Very little is needed, but the little that is matters. Keep outlets and gutters clear of leaves and moss so water can drain, check after severe storms for debris or impact damage, and avoid dragging ladders, scaffold boards or heavy plant across the surface. An inspection every couple of years catches minor issues while they are still minor, and we are happy to carry those out for buildings we have worked on.
